Finding the right home is an exciting journey. Whether you are buying your first home, making room for a growing household or planning your next move, start with what matters to you, a realistic budget and a clear understanding of the property. Ray White Barrington can help you explore homes, understand the sale process and take the next step.

Think beyond the bedroom count. Consider storage, parking, outdoor space, accessibility and how your needs could change over the next five to ten years. Compare an established home with a newer townhouse, and weigh the work you are comfortable taking on against the space and location you want.
Visit the neighbourhood at different times. Try your usual commute, look at local shops and recreation, and check school enrolment zones directly with the school or Ministry of Education. Barrington shopping, nearby parks and access towards the Port Hills may matter to your search, but the right choice depends on your everyday routine.
Speak with your bank or mortgage adviser early about your deposit, borrowing capacity and repayments. Allow room for rates, insurance, maintenance and changes in your circumstances, as well as the purchase price.
Conditional loan preapproval is not confirmation that you can make an unconditional or cash offer. Your lender may still need to approve the specific property, valuation, insurance and other requirements. Have your lender confirm the loan and your lawyer review the agreement before you commit without conditions or bid at auction. Settled explains finance confirmation and making an offer.
Budget for legal work, a LIM, building or specialist inspections, any lender-required valuation, moving costs and insurance from the required date. Keep some money aside for the first rates bill and unexpected repairs. The deposit payable under the sale agreement and the amount your lender requires you to contribute are different things; confirm both and when funds must be available.
If you intend to use KiwiSaver, ask your provider about eligibility, documents and withdrawal timing before signing. Check current First Home Loan information from Kāinga Ora and discuss any application with a participating lender. Eligibility and lending approval are not automatic. Avoid building your budget around support you have not confirmed.
Browse our residential listings, plan your open-home visits and tell us your priorities. A conversation with a salesperson can help you compare suitable homes and keep track of new opportunities. Ask about the property information available and anything that needs further investigation.
At a viewing, check light, layout, ventilation, storage, access, boundaries and the condition of visible surfaces. An open home is a starting point, not a substitute for independent professional checks. Compare recent sales of genuinely similar homes rather than relying on an asking price or rating value alone. Our recent sales provide useful starting points.
Ask whether the property is offered by negotiation, deadline sale, tender or auction, and whether earlier offers can be considered. Each has different terms and timing. Read our sale-method guide and auction buying guide.
Your lawyer can help frame conditions for finance, inspections and other checks. The signed agreement determines the deposit amount, due date, conditions and settlement date; do not assume a fixed percentage or that every deposit is payable immediately on signing. Our salesperson will explain the process and present your offer, while your lawyer protects your legal interests.
Keep in touch with your lawyer and lender as conditions are satisfied. Arrange insurance, funds, utilities and moving logistics in good time. Complete the agreed pre-settlement inspection, checking the property’s condition and included chattels against the agreement. Raise concerns with your lawyer promptly. Keys can be released once settlement is confirmed.
