Marketing Technology

Good property technology should make a campaign easier to understand and help people have more relevant conversations. It works best alongside a salesperson who knows the property, follows up thoughtfully and explains what the information means for your sale.

Present the property clearly

Online listings help buyers decide which homes to investigate. Accurate property details, useful photography and clear information about viewings and the sale process support that decision. When planning your campaign, discuss which channels suit the likely buyer, how the home will be presented and how enquiries will reach the salesperson.

Technology does not replace preparation. Have the property’s features, chattels, relevant records and known issues ready so interested buyers can move from an attractive listing to informed investigation.

Understand the Ray White network’s buyer tools

Ray White New Zealand describes its NurtureCloud Buyer Module as including buyer matching, open-home check-in and vendor campaign information. The purpose is to help salespeople identify relevant buyer interest and follow up with better context. These are network capabilities; ask your Barrington salesperson which functions will be used in your agreed campaign and how they will explain the results to you.

You can read Ray White New Zealand’s description of NurtureCloud. A possible match or a recorded interaction is a lead for a conversation, not proof that someone is ready or able to buy. Your campaign still needs accurate information, considerate follow-up and professional judgement.

Make reporting useful

Discuss what you will receive and when. Ask your salesperson to distinguish online views, enquiries, inspections, feedback and written offers. A large view count is different from qualified buyer interest; feedback becomes useful when it helps explain a decision about presentation, positioning or the next step.

  • Which marketing channels and tools are included, and what do they cost?
  • Who follows up with buyers and answers property questions?
  • How will I receive feedback and campaign reports?
  • What will we review together if interest does not turn into offers?

Keep the strategy and the people connected

The right mix depends on the property, likely buyers and sale method. Our sale-method comparison explains the choices, and the selling guide connects marketing with preparation, negotiation and settlement.
